Tuath to reserve 25% of Montpelier cost rental homes in Dublin 7 for locals
In a first for the Approved Housing Body sector, 25% of new cost rental homes in a Dublin 7 development will be reserved for those with a local connection to the area.Tuath Housing has announced that applications for the first cost rental homes at Montpelier will open on March 30. With one, two and three-bedroom homes available, the first phase of 75 Cost Rental homes at Ashford House is due for completion in June and will deliver 1,046 homes in total, including 264 Cost Rental homes. Residents are expected to move in from late June.With one quarter of the cost of rental homes set to go to applicants with a local connection, Tuath Housing stated that this new approach is “designed to support community continuity, enabling people to remain connected to the places they live, work and belong.” The remaining 75% will be open to all eligible applicants.There’s been strong demand for this development, as Tuath states over 8,000 registered their interest ahead of the launch. A second phase of cost rental homes at Montpelier House is scheduled for delivery in 2027.Sean O’Connor, Chief Executive of Tuath Housing, said: “Housing plays a critical role in maintaining the social fabric of our cities, and developments like this help ensure people can continue to live and contribute to the communities they are part of.“The introduction of a local priority element is an important step in recognising the value of community connection. It helps ensure that as our cities grow, they remain places where people can put down roots, build relationships and plan for the future.”All homes will be allocated through a lottery system, details of which can be found on Tuath’s website. Applicants must meet the following criteria to apply for local priority:Currently living within the North Inner City, South-East Inner City, South-West Inner City or Cabra–Glasnevin Local Electoral AreasPreviously living in these areas for at least two of the past five yearsWorking within a 2km radius of MontpelierA household member attending education within a 2km radiusApplicants who qualify for local priority but are unsuccessful will automatically be included in the general lottery, which will take place one week later.Lord Mayor Ray McAdam described Montpelier as a “powerful example of what we mean when we talk about building a living city.” He stressed the mixed tenure nature of development “creates real communities” and that homes will provide families and individuals with “the stability they deserve.”“But housing alone is not enough. The generous green spaces, shared amenities and thoughtful design support an active city, encouraging neighbours to meet, children to play and communities to thrive in healthy, sustainable surroundings,” he said.“Most importantly, Montpelier reflects an engaged city. It is the result of collaboration between Dublin City Council, Tuath Housing, dedicated officials, elected members and the local community. When we work together with a shared ambition, we do more than build homes.
