Newly approved plans for almost 250 Cork City homes appealed to An Coimisiún Pleanála
Plans for almost 250 homes in Cork City have been appealed to An Coimisiún Pleanála following a positive bid for the development from City Hall.The developer lodged plans in September 2025 to build 143 houses and 103 apartment units at Waterfall Road in the townland of Ardarostig.The scheme include apartment blocks, duplexes, townhouses and semi-detached homes, all of which are intended for private sale.The development, comprising a mix of one-, two-, three-, and four-bed houses, also includes plans for a creche to accommodateup to 140 children in the envisaged Waterfall Manor development.Bridgewater’s focus is centred on lands at Ardarostig, on the city end of Waterfall Rd, where the developer has already established a presence through its now almost complete 275-unit Waterfall Heights scheme. The 246-home scheme is located opposite the Waterfall Heights development. In total, the developer was poised to deliver 700 homes in the area following last week's positive planning bid from City Hall.The scale of Bridgewater’s Ardarostig programme is the largest residential development in the city’s western suburbs in several decades.The 246-home scheme received several objections from local residents before the appeal to An Coimisiún Pleanála, with concerns raised about a loss of privacy arising from the development, its “overbearing and visually intrusive impact,” traffic congestion and noise disruption.One objector also raised issues with the provision of creche facilities, which were relocated to a later phase under the latest application. The resident called this “deeply unfair and misleading”, depriving current residents of promised childcare.Despite the numerous appeals, Cork City Council approved plans for the development, granting permission with 57 conditions. However, the development now lies with the planning commission, who are due to decide on the plans by May 26, 2026.
