Construction begins on 193 affordable and social homes in Kinsealy, north Dublin

Construction has commenced on a new housing development in Kinsealy, north County Dublin, that will deliver 193 affordable and social homes as part of the State’s efforts to increase housing supply and improve affordability. The Land Development Agency (LDA) confirmed that contractor Lydon has been appointed as development partner for the Golding Green scheme, with all homes expected to be completed by 2028. The development will comprise 123 three-bedroom houses, 30 two-bedroom houses, 20 three-bedroom duplex homes and 20 two-bedroom apartments. All homes will be A-rated, while the duplex units will feature private balconies and terraces. The project is being delivered on lands formerly owned by the Teagasc Research Centre, which were transferred to the LDA to support residential development. Located between Clarehall and Malahide, the site benefits from existing transport links, including nearby bus services and access to Portmarnock DART station. In addition to housing, the development will include a range of community amenities such as a crèche, public open spaces, a football pitch, new pedestrian connections and a cycle greenway. The affordable purchase homes will be sold through Fingal County Council under the Local Authority Affordable Purchase Scheme, which helps eligible buyers bridge the gap between house prices and available mortgage finance through a shared-equity arrangement. The Kinsealy project forms part of a wider LDA housing programme in Fingal. More than 1,100 homes are currently under construction at Hampton Demesne in Balbriggan and Priory Fields in Skerries, while the agency is also advancing plans for the Lissenhall site near Swords, which has the potential to deliver approximately 6,000 homes. Minister for Housing, Local Government and Heritage James Browne said the project demonstrated the Government’s commitment to increasing housing output and affordability. “Golding Green is another demonstration of this Government’s clear focus on increasing the scale of homes built and improving affordability for individuals and families,” he said. “Developments like this are central to our commitment to building sustainable communities and to expanding the supply of affordable and social housing in the places where people want to live.” Mayor of Fingal Cllr Tom O’Leary described the start of construction as “another important milestone” for the county, highlighting the mix of housing types and supporting infrastructure being delivered. LDA Chief Executive John Coleman said the scheme would provide “almost 200 much needed homes” in a well-connected area of north Dublin. “This development is another important step in the LDA’s work to increase the supply of affordable and social housing at scale, while supporting the creation of sustainable and well-served communities,” he said. AnnMarie Farrelly, Chief Executive of Fingal County Council, welcomed the delivery of new homes alongside community amenities, while Anthony Lydon, Director of Lydon, said the company was committed to delivering “excellent, energy-efficient homes” for the growing Kinsealy community.
