Minister turns sod on €55m 145 home Cavan development

Minister for Housing, Local Government and Heritage James Browne has officially turned the sod on a €55m residential development in Cavan Town, marking the start of a major new housing project that will deliver 145 homes at Drumlark. The scheme is being developed by Fitzpatrick & Heavey Group and represents the largest residential development in Cavan in decades. Backed by Home Building Finance Ireland (HBFI), the project will provide a mix of social, affordable and private housing, aimed at first-time buyers, families, downsizers and people relocating to the area. The first phase will deliver 145 homes comprising one-, two-, three- and four-bedroom properties built to modern energy efficiency standards. Located close to Cavan Town Centre, the development is expected to take around two years to complete, with construction now underway. Beyond the initial phase, the wider site offers significant long-term potential, with capacity for up to 1,300 homes across future development phases. The project is expected to play a key role in addressing housing demand in the region while supporting the continued growth of Cavan Town. Speaking at the sod-turning ceremony, Minister Browne said the development highlights both demand and momentum in the local housing market. “It’s great to be in Cavan Town for the launch of 145 new homes, comprising a mix of social, affordable and private housing,” he said. “That mix is extremely important. This development has the potential to deliver up to 1,300 homes over time, which is very encouraging.” He added that the scale of the scheme reflects long-standing demand in the county, noting it is “the largest housing scheme to be built in Cavan in a very long time”. Ciarán Fitzpatrick, Chief Executive of Fitzpatrick & Heavey Group, said the project represents an important milestone for the company and for the town. “While the delivery of 145 new homes is an important first step, the real opportunity lies in the site’s long-term potential,” he said. “With capacity for up to 1,300 additional homes, it will help support Cavan’s continued growth for many years to come.” He thanked project partners, including the local authority and HBFI, for their support in bringing the scheme forward. Chief Executive of Cavan County Council Eoin Doyle welcomed the development, describing it as “a strong vote of confidence in both our town and local economy”, and said it would help meet rising demand for quality housing in the region.
