Part 2 of our Whole House Drainage Fix!
With the overgrown landscaping removed, we can now start correcting the drainage problems around this foundation.
In this video, we remove the old, low and rusted window wells and install new window wells that allow us to raise the soil grade around the house. We also remove the old walkway and add soil along the foundation to create positive drainage and help move surface water away from the house.
Raising the grade sounds simple, but existing basement windows, vents, walkways and other obstacles can limit how much soil can be added. The new window wells give us the height we need to properly reshape the grade while still protecting the basement windows.
We also follow the soil boring and permeability testing for the next phase of this drainage project. Test borings were taken to check the subsurface soil conditions and depth to the seasonal high water table, followed by laboratory permeability testing. The results were great news: no high water table was encountered and the testing confirmed the sandy, highly permeable soil conditions we were hoping for.
Those results allow us to move forward with the planned dry well/recharge systems that will manage roof runoff in the later phases of this whole-house drainage project.
This is Part 2 of a larger project designed to address water around the entire house — improving the foundation grading, managing surface water and ultimately directing roof runoff into properly sized recharge systems.
